Public transport and property

A bit of a push piece but it focusses on public transport, not new motorways as such a piece from the real estate industry might have many years ago:

On a generally related note, something worth noting in the 2016 census is the decline in under 30s holding drivers licences. Above them is a rolling wave of increasingly ageing licence holders representing a peak of those coming of age in the few decades from the 1950s, who will eventually retire from driving and die out. It's not just a lifestyle issue, but the sheer cost of car ownership would be deterring many young people who simply can no longer afford it.

I have seen people driving cars that could hardly walk to them and in the end it becomes impossible to own or drive one as the doctor can take it off a person anytime due to health concerns.

This puts a huge strain on those government homecare and health providers driving in a congested city to see lonely old people.

My idea (wait for it) is to build a very large complex with heaps of public transport with all the amenities only a lift ride away with beautiful parkland and gardens surrounding it.

If they sell their house and buy a large $1m four bedroom unit there they could rent out a couple of ensuit rooms to grandchildren or backpackers and have many friends just down the hall especially if any income was not taxable or reduce their pension.

Yes you could say that is ripping off the taxpayer but remember there could be 15,000 free parking places and a free station plus many more houses on the market.

How would you provide public transport from all the Sydney extremities such as Pennrith, Palm Beach, Cronulla etc?

I see a lot of people who can hardly walk driving cars and wonder why their doctor hasn't had it taken off them.

Yes it is hard to tell a guy he is just not up to it and although I know some great 93 year old drivers I also know of one who just gave up driving that a lady would not let her kids in the car with him for the last year.

I believe doctors will be under more pressure each year to ensure drivers are up to it and personally I just handed my bus authority in last year as I doubt at 73 I would ever use it and it was costing me $160 per year medical exam.

Just as an anecdote, I was down at Berowra Waters marina some years ago and saw a little runabout come speeding into the jetty from one of the many water access-only houses down the waterway. It had a couple of people in it and I saw when they got out of it very slowly onto the wharf that they were a couple of very aged people who then came staggering down the wharf on walking sticks at snail's pace (probably heading for their car)! They must have been quite fit as getting in and out of a dinghy is no joke when your knees go - I had to give it up!

I think it's been fairly obvious to planners for some years that when retirement housing is designed, it has to have some good proovision of public transport. This influences its location - and makes it more expensive as well.
